BUILD PROCESS
Before Construction
Step 1
Client:
Provide land contract, plan of subdivision and estate design guidelines / covenants.
Let us know list of individual requirements.
Provide proof of ownership of the land. (if not titled provide approximate date of title release).
Initial Deposit of $2,000
Step 2
Vicbourne Homes:
We will order soil test, property information and provide sketched plans showing your changes (if any), developer approval, working drawings, electrical plan etc.
Once you are happy with the Drawings we will sign the Contract and Inclusions.
We will make an appointment for colour/product selection.
Client:
Sign off on plans, costings & drawings to ensure all your requirements, changes, options are reflected accurately.
Step 3
Vicbourne Homes:
Our trained staff will help you select products and colour schemes for your new home.
Client:
Attend appointment with our Staff at our Office usually takes 2/3 hours.
Step 4
Client:
You will need to pay balance of 5% deposit (less $2000 initial deposit).
Once the contract is signed, no more structural changes can be made.
Step 5
Vicbourne Homes:
We will proceed with obtaining your building permit, and you will get a call informing you that your site has been commenced.
Step 6
During Construction
Base stage:
This stage is when the sewer drains, Underground electrical cable run in, and concrete slab has been completed.
Frame stage:
The stage when a home’s frame, and trusses is completed and approved by a building surveyor.
Lock up stage:
The stage when a home’s brickwork, windows, roof , and plumbing rough in are completed (excluding external doors)
Fixing stage:
The stage when all infills, architraves, skirting, doors, baths, (excluding spa baths) Stone, cabinetry of a home are fitted and fixed in position.
Completion:
This stage is when all painting, floor laminates, plumbing fixtures (including tapware, basins and sinks) appliances, electrical fit off, heating and cooling , hot water service, water tank (where applicable) and caulking works have been completed.
After Construction:
Client will contact Vicbourne Homes to schedule an inspection of your home after six months . Seven years structural warranty.
